Home Sales Pick Up in La Jolla

The number of homes sold in La Jolla last month increased from September 2011, according to the Greater San Diego Association of Realtors.

While the median home price might have come down a bit in La Jolla last month from August and the same month last year, according to the Greater San Diego Association of Realtors, the number of listings sold increased by 16 percent. In September, a total of 51 detached and attached homes sold compared to just 44 in September 2011.

This year-over-year increase continues to show improvements in the local real estate market.

The number of homes sold in the county also increased. According to SDAR, the number of homes sold was up 10 percent last month compared to the same month last year in San Diego County.

“I am very optimistic about our local housing trends and what these fresh statistics indicate,” said SDAR President Donna Sanfilippo in an announcement. “We still have more work to do to convince anxious sellers and buyers that there may never be a better time to move up to the home they're dreaming about, or to buy their first home, but the local real estate market is clearly headed in the right direction.”

In addition to an increase in number of homes sold, median sale home prices also inched up in the county last month. The median sales price of a single-family home in San Diego County was $405,000 in September and $1,192,000 in La Jolla. The median sale home price in the county was $360,000 in September 2011 for single-family homes. La Jolla saw a small decline in that sale price - down from $1,300,000 in September 2011, according to SDAR data.

In September, the median price of a single-family home in the county increased 3 percent from August, and more than 12 percent from September 2011, according to SDAR. Attached units, such as condos and townhouses, saw no change in median home price in September from the previous month, but were up 14 percent from the same month last year, it reported.
